Not many avocado groves available that only pay $25.00 per month for district water. The three wells on this grove provide all needed water for irrigation. There is a reservoir for water storage along with a storage shed for small tools and Kubota vehicle. District water is available for back-up in the event the well water should not be available(2-2" VWD meters). There is an onsite(paid for)471-panel solar system that provides all needed power for the pumps. In 2014-15, seller replanted most of the old trees with 3900 Hass trees(Dusa rootstock). This property is situated near the Golden Door Spa in Escondido and access is via Windsong Lane. There is a SD County PACE contract recorded on the property.
